Mortgage broker marketing: filling a broker's calendar

17 Sept 2026 · 6 min read

Referrals from agents and past clients only go so far. Here's the lead system that fills a broker's calendar without waiting on someone else's introduction.

What marketing actually works for mortgage brokers?

The combination that works is search advertising on high-intent refinance and purchase terms, a landing page built around one loan scenario, and follow-up that reaches the enquiry in minutes, not hours. Social advertising adds a second layer once those pieces are solid. Referrals from agents and past clients stay valuable, they just stop being the only lever a broker has.

Most brokers build their business on relationships: a few agents who send business their way, past clients who refer friends, the odd conveyancer who mentions their name. It works, until it stops scaling. The referral pipeline caps out at whatever those relationships can produce, and a broker who wants to write more loans has no lever to pull beyond hoping the phone rings. We build the systems that give brokers that lever, so this is the playbook we actually run.

Why the referral plateau hits brokers harder

A broker's referral network reflects the deals that network already knows how to send. An agent who sends first-home-buyer leads will keep sending first-home-buyer leads, even if the broker wants more refinance or investment lending. Growth by referral is growth in the shape of yesterday's book, not the shape a broker actually wants.

Paid search flips that. A broker can target refinance intent, investment property intent, or a specific suburb, and buy attention on exactly the client they want more of. The brokers doing this are writing loans agents never sent them, while everyone else waits for the next introduction.

Speed to lead wins the rate-shoppers

Anyone comparing brokers right now is comparing rates across three or four enquiries at once, often within the same afternoon. The broker who calls back first usually gets the deal, because the borrower stops shopping the moment someone credible picks up.

This is where a lot of broker marketing quietly fails. The ad works, the enquiry comes in, and it sits in an inbox until someone gets a free hour between appointments. By then the borrower has already spoken to two other brokers. An automatic text back on a missed call and an instant email response close that gap without adding a single hour to a broker's day.

The compliance question, handled honestly

Brokers operate under responsible lending obligations and the best interests duty, and that is a genuine constraint on what an ad or a landing page can promise. No guaranteed approvals, no rate promises before an application, no vague comparisons to "other brokers" that cannot be substantiated.

None of that removes what actually persuades a borrower anyway. What loan types a broker specialises in, how many lenders are on the panel, how fast an initial assessment happens, and what the process looks like from enquiry to settlement are all factual, all provable, and all more convincing than a hook that skirts the rules. Specific and honest outperforms vague and hyped in lending, the same way it does everywhere else in financial services.

What the system looks like

Search ads on buying-intent terms: "mortgage broker [suburb]", "refinance broker", "first home buyer loan broker". These are people actively comparing options this week, not browsing.

A landing page per loan scenario rather than one generic broker homepage. Refinance, first-home-buyer, and investment lending are different conversations with different proof points, and a page that speaks to one specific scenario converts better than a page trying to speak to all of them at once.

Instant follow-up, every time. Every enquiry gets a text and an email within minutes, day or night, with a way to book a call directly into the broker's calendar. Missed calls trigger an automatic text so nobody who calls goes unanswered.

A review engine running in the background. Borrowers check reviews before booking a call with any broker, and a steady flow of genuine reviews does more for conversion than another testimonial buried on the homepage.

The maths that makes it obvious

Illustrative only, but worth running for your own numbers: a broker earning meaningful trail and upfront commission on a single settled loan can absorb a real acquisition cost and still come out well ahead. The question was never whether paid lead generation can work for a broker. It is whether the follow-up behind the ad is fast enough to convert the enquiry before a competitor does.
